    The next major project for LBP is to build a new LBP CCTV Network, to utilise new technologies and ensure the system is fit for purpose for years to come.

    LBP has been preparing for this project over a number of years and has ringfenced income to enable the full replacement of the LBP CCTV Network, infrastructure and cameras to provide the best possible security for our businesses.

    We have planned for the existing LBP CCTV Network to continue to operate until the new system has been installed and fully tested, to provide a seamless switch over to the new system.

    In line with LBP's ethos of transparency and best value, we invite suitably qualified, accredited and experienced CCTV security system providers to submit tenders for this work by:

    LBP-based logistics and lifting specialists Sussex Transport recently hosted an innovative LGV Appreciation Day at their headquarters on the park, bringing together teams from West Sussex Fire & Rescue Service and the South East Coast Ambulance Service for a unique hands-on training event.

    The purpose of the day was to help local emergency crews develop a deeper understanding of Large Goods Vehicles (LGVs), their structure, risks, and the challenges they can present during real-life emergencies.

    With Sussex Transport providing full access to its working fleet and training facilities, crews had the opportunity to rotate through a series of realistic, scenario-based exercises.

    The teams used three of Sussex Transport’s operational vehicles – an articulated truck, a HIAB crane vehicle, and a 26-tonne curtainsider fitted with a Moffett forklift – to simulate a range of emergency incidents. Scenarios included highlighting danger areas around different LGVs, gaining access to a driver in medical distress, managing a trapped casualty, and using lifting equipment and airbags to stabilise or raise a vehicle safely. Each scenario encouraged teamwork, communication, and problem-solving under realistic conditions.

    “It was fantastic to see our vehicles and site being used in such a positive and meaningful way,” said Andy Packham, Lifting & Training Manager at Sussex Transport. “We work with heavy and specialist equipment every day, so it’s great to share that knowledge and experience to help those who respond to real-world incidents involving vehicles like ours.”


    Managing Director, and Business Park Chairman Damian Pulford added that initiatives like this reflect Sussex Transport’s wider Corporate Social Responsibility (CSR) goals: “As a long-established local employer, we see value in sharing our knowledge and facilities whenever we can. This event perfectly illustrates how business and public services can work together for the good of the region.”



    The day was a huge success and is part of Sussex Transport’s ongoing commitment to supporting the local community through its CSR programme. Over time, the company has also supported other emergency services organisations, including the Air Ambulance Charity Kent Surrey Sussex (KSS).

    Alongside its transport and lifting operations, Sussex Transport operates a dedicated Training Division, offering:

    Yesterday, LBP hosted the LBP Connect - UK Export Breakfast with experts from UK Export Finance and The Department of Business and Trade.

    LBP would like to thank Eschmann Technologies Ltd for kindly providing their wonderful 2nd floor facilities to enable this event on the park.  

    Snack Shack in Marlborough Road catered this event to give attendees a bacon bap start to the day.

    The session commenced with International Trade Adviser Kate Pinkerton, who provided a overview of the support services provided free of charge by the Department of Business and Trade.

    On Tuesday, a silver van parked perfectly legally near the Quoin Estate in Marlborough Road, was subjected to serious damage.

    Owned by a business on the park, the van had just been repaired by another LBP member and was parked up whilst the business owner went on holiday. He quickly received a call from a member of staff who passed the van and couldn't believe what they saw.

    LBP used the CCTV network to track what had happen when and then worked with LBP businesses to gather as much information as possible. LBP would like to thank staff at Goring Electricals and PC Globe who went out of their way to help.

    As a result of these combined efforts, LBP was able to track the operator of the very large blue artic with no company markings, who visited the park that lunchtime, ploughed into the side of the van, delivered and left the park without leaving a note. LBP explained that we have CCTV of the incident and the name of a witness.  

    LBP are very pleased to report the operator has agreed to fully fund the repairs and the business owner’s holiday was able to continue without further impact.

    This is another great example of the wonderful business community we are lucky to have on the park, which helps protect us all!

    LBP are pleased to confirm that UK Power Networks has now invested heavily into the upgrade of the Winston Road Substation, which provides electricity for many businesses in Marlborough Road.

    The installation of the new electrical pillars is now complete, along with decommissioning the old cabinet, removal of the generator and the groundwork repairs in the Winston Road pavement have also commenced.


          


    LBP worked with UK Power Networks and businesses to schedule and give notice of the switchover from generator power to the new mains feed. To minimise business disruption, the planned power cut took place from 5:30pm to 7pm on Tuesday night.

    LBP would like to thank Scout Store and South Link who kindly arranged for access to be available to UK Power Networks during the switchover works, so that tests could be undertaken to ensure the feed was fully off before works commenced and fully functioning after the works were completed.

    Yesterday, UK Power Networks installed monitoring equipment in the cabinet to ensure the new pillars continue to run without any issues.


          


    It is expected that the pavement will be fully repaired and reopened by Monday, bringing a close to these costly but essential works.

    LBP expects these works to have fully resolved the intermittent power issues previously experienced in Marlborough Road with but one caveat… the underground cabling in parts of Marlborough Road is slightly dated, so could still experience weather related issues, although we have our fingers crossed this will not be an issue for some time to come.

    LBP would like to thank UK Power Networks for their investment over the past two years in resolving the High and Low Voltage issues in Commerce Way, along with upgrading the following 8 substations which feed the park:

    Last Saturday morning, UK Power Networks found an underground power fault in Winston Road which was impacting 11 properties in Marlborough Road.

    UK Power Networks' engineers were quickly on site with a large-scale generator, restoring power by 2pm to the LBP businesses impacted. 

    The generator has been effectively providing the needed power since, with the exception of a few minutes of power loss at 7:15am on Wednesday. LBP has liaised with UK Power Networks to find this power loss was caused by them switching from the large-scale generator to the slimline generator which is now in operation. 

    The original generator was blocking access for the works and therefore UK Power Networks needed the slimline version installed to enable the require access. 



    For sometime, Marlborough Road has been suffering from intermittent power cuts which are very disruptive and often costly to servers, equipment and productivity. LBP has been working with UK Power Networks to encourage a full upgrade of the Winston Road Substation to try to prevent future issue, but this requires extensive investment from UK Power Networks.

    We have good news to share!

    The extensive investment has been confirmed and the full upgrade works are now underway.



    Excavation was completed on Wednesday, and they are currently prepping for the for new electrical pillars to be installed next week. This means the end of the very dated equipment onsite, along with unpicking of the underground electrical diversion, that was put in place to resolve previous capacity issues. Once installed, the new pillars will stablise the electrical feed for Marlborough Road going forward.



    To enable these transformational works, UK Power Networks will need to take the 11 properties off generator power to fully shutdown two electrical feeds in Marlborough Road and enable safe transfer onto the new pillars. This will unfortunately mean up to a 3-hour power cut at some stage next week to enable these works.

    LBP is working with UK Power Networks to schedule this power cut as effectively as possible and hopes to know more by end of play today.  LBP will update the businesses impacted as soon as we know more.

    As with the LBP Road Improvement Works, a little pain for a lot of gain and please rest assured that LBP is working to help minimise that pain.

    Just after midday on Wednesday, West Sussex Fire & Rescue Services (WSFRS) were called to Chartwell Road to attend a fire and arrived in minutes to contain the situation.

    A section of Chartwell Road was immediately closed as the Emergency Services extinguished a fire in a Biffa truck, parked in the loading bay outside the Waste Transfer Station on Chartwell Road Bend.

    The truck was carrying a secure store of batteries ready for disposal and as the Biffa driver entered the site he smelt burning, immediately moving the vehicle into the loading bay to clear the site. This swift action by the driver isolated the fire from the waste on site, helping to avoid the fire spreading.

    This is a warning to us all, to never place old batteries in a waste bin as they can combust at anytime especially in high temperatures and when this happens waste surrounding the batteries fuels the fire. Biffa trucks only carry batteries in secure battery bins, isolated from other material to prevent fires from spreading, therefore providing the essential time needed for WSFRS to extinguish the fire and cool the battery store fully.



    Back in August last year, a fire broke out in a waste facility in Climping, near Littlehampton closing the A259 and burnt for three days. For further details of this fire please click here

    LBP would firstly like to thank WSFRS for saving the park for the second time in less than 5 weeks, after expertly extinguishing the motorhome fire in Elm Grove in June. LBP would also like to thank Bidfood, Crawley Coaches and Scout Store for all jumping into action to help LBP safely redirect traffic the wrong way around the one-way system during the closure, to help clear the long line of waiting vehicles. And let’s not forget to thank all the drivers who waited patiently whilst LBP helped HGVs to turn and then redirect vehicles to continue on their journey.

    Chartwell Road was reopened as quickly as possible and returned to normal flow by 1:40pm.

    LBP can assure all vehicles that helped by travelling the wrong way around the one-way system during the closure, that they will not receive a penalty notice. LBP has everything crossed that this is the last time that we will need vehicles to travel the wrong way around the one-way system, especially as a few visiting HGV drivers could have shown more caution whilst driving the wrong way.

    Thank you to everyone for your support during this incident and please now adhere to the one-way system again fully to help keep drivers, cyclists and pedestrians safe.

    Works Status – Completed on Schedule!

    Last Friday night saw the tenth and final night of the LBP Road Improvement Works completed on scheduled as promised!

    FM Conway’s crew worked tireless until 3:45am to complete the final stage of the works, resurfacing Commerce Way, repairing areas of damaged surface and surveying all the foul drain access points across the park. They then cleared their equipment and fully reopened the park for normal activities, reinstating evening on-street parking for everyone.



    This project has totally transformed the public roads across the park, whilst ensuring that every single business met their operational requirements and commitments, which is a huge achievement for such a busy 24/7 business park.

    LBP would like to thank West Sussex County Council for funding these Major Road Improvement Works, listening to business needs and scheduling delivery for an optimum time, minimising business disruption as much possible.

    LBP would also like to thank FM Conway for their effective planning, flexibility, communication, implementation and speed of the works. Every single member of their staff was always considerate and helpful, making LBP’s role much easier than it could have been. LBP will be forever grateful for that!

    We have always had a caring business community on LBP, but this project has seen this shine! From businesses sharing sites to enable access during the works, to lifting pallets for each other and providing free wood to protect the new surface, businesses have all worked so hard to make this project a success. Thank you!

    A massive thank you must also go to all the evening visitors to the park who kindly followed each night’s parking directions and everyone who kept the park free of vehicles to provide safe passage around the one-way system. To our residential neighbours too, who will have been impacted by the noise of the night works, we thank you for your understanding and support!

    It’s not often that a project of this size can report that not a single complaint was received during the works and that is down to the detailed planning, constant communication and understanding demonstrated by everyone involved.

    Two weeks of exhaustion for all parties and we now have the best roads in West Sussex, helping to support the local economy and business operations for many years to come!


    But what’s next…

    It’s ok, please do not worry no more disruption is planned, as West Sussex Highways included in this project the highest specification road surface possible, designed to withstand high volumes of HGV traffic. They even reinforced areas of the park which previously suffered from regular potholes.

    One thing to keep in mind though is that the majority of our roads are made of a concrete base, which naturally expands and contracts. As this movement happens over time, the central road seam is expected to crack, but West Sussex Highways will be monitoring any cracks and have planned a programme of filling to ensure all their hard work does not degrade.



    This is why the one-way arrows in Chartwell Road have been painted slightly off centre, to ensure that any future cracking does not impact the arrows, as it’s crucial that we improved visibility to help reduce the number of vehicles travelling the wrong way on the one-way system.

    The rather large one-way sign painted at the entrance to Chartwell Road and the line of arrows approaching the Marlborough Road/Winston Road Junction will all hopefully help too. LBP really hopes the new road markings will substantially reduce the danger from vehicles travelling the wrong way on the one-way system. If nothing else, these markings will vastly improve LBP’s CCTV footage when reports are sent to the Police, as it will be very hard for any driver to now state they didn’t know it was a one-way system.



    LBP walked the route from the park to Lancing Train Station yesterday with Adur & Worthing Councils’ Neighbourhood Team, who are kindly preparing a funding BID to instal route signage designed to encourage walking and cycling, from Lancing Village to and from the LBP.  It really isn’t far, and clear signage will help link the park and village, making them much more accessible to each other.

    Lastly, just one final request please…our wonderful roads are not for racing and LBP is concerned the improvements may encourage boy-racers. Please can everyone adhere to LBP’s ‘20mph is Plenty’ ethos whilst travelling around the park. Please also let LBP know if you see any signs of speeding, as LBP will use the CCTV to help put a stop to this and protect the safety of everyone on the park. Thank you!

    Works Status – Ahead of Schedule!


    Please note tonight is the final night of the 8pm parking suspension on the park  


    We are almost there!

    Last night saw the completion of the strengthening works and resurfacing at the end of Marlborough Road, up to the junction with Commerce Way.



    The crew also managed to get ahead of schedule ready for their last night of resurfacing works in Commerce Way, by prepping parts of Commerce Way early to help speed up their final exit from the park tonight.



    One slight change of plan happened last night, when the road repairs became slightly more than expected after a very warm day. The decision was made to postpone these works until tonight, allowing sufficient time to complete all the repairs and then providing better curing time with less movements on Saturday and Sunday. As a result, the parking suspension will stay in place tonight to ensure nobody parks near or over the damaged areas, providing full access for the Repair Crew as this is the only shot we have to address the damaged areas.

    Please note that Commerce Way will be fully closed from 8pm tonight to enable uninterrupted works time for the crew. Please can you access the park via Winston Road from 8pm tonight and park in the Marlborough Road Car Park if you need to enter or exit Commerce Way/Peter Road after 8pm. Thank you.

    We are sure that you will all be pleased to hear that when FM Conway complete their works tonight, they will be removing all the parking suspension signs and returning the park to completely normal access from then on.

    LBP appreciates there has been a little bit of pain for businesses, staff and customers during these works, but we hope you will join LBP in feeling that the pain was really worth it.

    After tonight we will have the best roads in West Sussex!
