
Works Status – Completed on Schedule!
Last Friday night saw the tenth and final night of the LBP Road Improvement Works completed on scheduled as promised!
FM Conway’s crew worked tireless until 3:45am to complete the final stage of the works, resurfacing Commerce Way, repairing areas of damaged surface and surveying all the foul drain access points across the park. They then cleared their equipment and fully reopened the park for normal activities, reinstating evening on-street parking for everyone.
This project has totally transformed the public roads across the park, whilst ensuring that every single business met their operational requirements and commitments, which is a huge achievement for such a busy 24/7 business park.
LBP would like to thank West Sussex County Council for funding these Major Road Improvement Works, listening to business needs and scheduling delivery for an optimum time, minimising business disruption as much possible.
LBP would also like to thank FM Conway for their effective planning, flexibility, communication, implementation and speed of the works. Every single member of their staff was always considerate and helpful, making LBP’s role much easier than it could have been. LBP will be forever grateful for that!
We have always had a caring business community on LBP, but this project has seen this shine! From businesses sharing sites to enable access during the works, to lifting pallets for each other and providing free wood to protect the new surface, businesses have all worked so hard to make this project a success. Thank you!
A massive thank you must also go to all the evening visitors to the park who kindly followed each night’s parking directions and everyone who kept the park free of vehicles to provide safe passage around the one-way system. To our residential neighbours too, who will have been impacted by the noise of the night works, we thank you for your understanding and support!
It’s not often that a project of this size can report that not a single complaint was received during the works and that is down to the detailed planning, constant communication and understanding demonstrated by everyone involved.
Two weeks of exhaustion for all parties and we now have the best roads in West Sussex, helping to support the local economy and business operations for many years to come!
But what’s next…
It’s ok, please do not worry no more disruption is planned, as West Sussex Highways included in this project the highest specification road surface possible, designed to withstand high volumes of HGV traffic. They even reinforced areas of the park which previously suffered from regular potholes.
One thing to keep in mind though is that the majority of our roads are made of a concrete base, which naturally expands and contracts. As this movement happens over time, the central road seam is expected to crack, but West Sussex Highways will be monitoring any cracks and have planned a programme of filling to ensure all their hard work does not degrade.
This is why the one-way arrows in Chartwell Road have been painted slightly off centre, to ensure that any future cracking does not impact the arrows, as it’s crucial that we improved visibility to help reduce the number of vehicles travelling the wrong way on the one-way system.
The rather large one-way sign painted at the entrance to Chartwell Road and the line of arrows approaching the Marlborough Road/Winston Road Junction will all hopefully help too. LBP really hopes the new road markings will substantially reduce the danger from vehicles travelling the wrong way on the one-way system. If nothing else, these markings will vastly improve LBP’s CCTV footage when reports are sent to the Police, as it will be very hard for any driver to now state they didn’t know it was a one-way system.

LBP walked the route from the park to Lancing Train Station yesterday with Adur & Worthing Councils’ Neighbourhood Team, who are kindly preparing a funding BID to instal route signage designed to encourage walking and cycling, from Lancing Village to and from the LBP. It really isn’t far, and clear signage will help link the park and village, making them much more accessible to each other.
Lastly, just one final request please…our wonderful roads are not for racing and LBP is concerned the improvements may encourage boy-racers. Please can everyone adhere to LBP’s ‘20mph is Plenty’ ethos whilst travelling around the park. Please also let LBP know if you see any signs of speeding, as LBP will use the CCTV to help put a stop to this and protect the safety of everyone on the park. Thank you!
